General Terms and Conditions (GTC)

1. Scope

These General Terms and Conditions (GTC) apply to the rental of the holiday accommodation described in the rental agreement or booking confirmation by the landlord to the tenant. By completing the booking, the tenant accepts these GTC.

2. Booking and Conclusion of Contract

The rental agreement is concluded upon written booking confirmation (by email or mail) from the landlord. The booking is binding upon receipt of the booking confirmation. The tenant is obligated to promptly check the information in the booking confirmation and to notify the landlord of any discrepancies without delay.

3. Payment Terms

  • A deposit of 50% of the total rental price is due within 3 days of receiving the booking confirmation.
  • The remaining payment is due no later than 14 days before arrival.
  • If the booking is made at short notice (within 3 days of arrival), the entire rental price is due immediately.
  • Payments are made by bank transfer to the account specified by the landlord, unless otherwise agreed.

4. Cancellation Policy

In the event of a cancellation by the tenant, the following cancellation fees apply:

  • Up to 14 days before arrival: 50% of the total price
  • From 14 days before arrival or in case of no-show: 100% of the total price

Cancellations must be made in writing (by email or mail). The time of receipt by the landlord is decisive. Travel cancellation insurance is recommended.

5. Arrival and Departure

  • Arrival: from 3:00 PM on the day of arrival
  • Departure: by 11:00 AM on the day of departure
  • Different times can be agreed upon with the landlord.

6. Use of the Accommodation

  • The accommodation may only be used by the number of people stated in the rental agreement.
  • Subletting or accommodating additional persons is only permitted with the prior consent of the landlord.
  • The accommodation must be treated with care.
  • The tenant is liable for all damage caused by him or his fellow travelers.
  • Pets are not allowed.
  • Smoking is not permitted.

7. Landlord's Liability

The landlord is not liable for:

  • Outages or disruptions in the water, electricity, or internet supply, unless caused intentionally or through gross negligence by the landlord.
  • Loss of or damage to the tenant's property.
  • Unforeseeable events, force majeure, or official orders that affect the stay.

8. Withdrawal by the Landlord

The landlord is entitled to withdraw from the contract if:

  • the tenant fails to comply with their contractual obligations (e.g., non-payment).
  • the accommodation cannot be provided due to force majeure or unforeseeable events. In this case, any payments already made will be fully refunded.

Further claims are excluded.

9. House Rules

The house rules are an integral part of the rental agreement and will be made available to the tenant prior to arrival. Violations of the house rules may result in termination of the rental agreement without notice.

10. Place of Jurisdiction and Applicable Law

Austrian law applies. The place of jurisdiction is the competent court at the location of the holiday accommodation, unless mandatory statutory provisions conflict.

11. Severability Clause

Should individual provisions of these Terms and Conditions be or become invalid, the validity of the remaining provisions shall remain unaffected. The invalid provision shall be replaced by the statutory provision.
